Closing costs and seller’s tax in Mexico

Each line is computed from the 2026 revenue law of the municipality where the property sits, with the article that supports it printed underneath.

How to use it

  1. Choose the tab: Buying costs or Seller’s tax.
  2. Select the municipality and the use of the property.
  3. Replace the example figures with yours. The price is enough; for a sale, also enter the purchase price and the months of purchase and sale. The other fields refine the estimate and can stay blank.
  4. The estimate updates as you type, with the legal basis under each line. To start over, use “Clear the form.”

If you have an appraisal or the cadastral value, enter it. The taxes use the highest of the price and those values.

Estimated closing costs

    Not included

Appraisal fee, bank trust setup and annual fees, the notary’s out-of-pocket items (certified copies, publications), cadastral and municipal paperwork, real estate commission and mortgage costs. These vary by provider and are quoted separately.

Before you sign, have the numbers reviewed.

A calculator works from the figures you give it. We review the deed, the appraisal, the trust and the tax position, and confirm the amounts the notary will charge.
